We are currently seeking an experienced professional to join our team in the role of Senior Manager, Real Estate Services.

Principal responsibilities

Business

  • Ensure that real estate is a key business enabler, through the delivery of innovative and forward thinking initiatives relating to the portfolio which supports the business needs across Portfolio Optimisation, Workplace and Facilities Management Solutions, Retail Solutions, Enviornmental, Social & Goverance (ESG), Critical Facilities, Future of Work Transformation and Risk Management. Have an active and ongoing learning focus on ESG/Sustainable Operations to ensure the increased understanding, knowledge and adoption of energy efficient, renewable energy, waste management and recycling, sustainable diets and resource consumption activities and certifications (LEED, WELL and WiredScore).
  • Have a strong grasp of data compilation and data-driven decision making to meet RES and Sustainable Operations targets. Aligned to regional RES leadership and strategy, guide the local businesses in the future of work strategy, in partnership with HR, which considers the future workplace, employee experience, technology needs and people impacts; providing a healthy, safe and sustainable solution to support the current and future needs of HSBC.
  • Advise and assist business on the operations, marketing and review of owned assets with a view to ensure consistency of HSBC’s real estate strategy from a Landlord/Investor context. Operate and manage any owned assets P&L Ensure the management of strategic business partners including the KPI reviews, maintaining compliance to any global/regional MSA or other local service agreement. Implement the agreed strategy and provide a forward looking view of occupancy and associated expense to identify key business decision points and options, supported by insightful MI.
  • Lead workplace strategy and play a key role in shaping, enabling and embedding the Bank’s Future of Work program in the local market, moving towards a more hybrid and flexible model of working between office and home. Drive innovative ‘end to end’ customer focused solutions that optimise the banks’ portfolio across the RES function’s themes of data, innovation and technology.
  • Embrace business partnering to ensure a close understanding of individual business requirements, ensuring alignment to overall Group Real Estate Services objectives. Drive change & people development to ensure the function innovates and evolves to match the changing dynamics of the industry and the expectations of a multigenerational customer and employee base. Manage the strategic planning of the Market property portfolio which includes any creation of a property investment company or Joint venture to manage or redevelop HSBC’s residential and commercial property. Ensure that the Protective Security function provides a secure environment for employees, visitors and on premises customers, protecting them from physical harm whilst they are working
  • Ensure real estate assets are effectively defended against theft, or physical damage. Responsible for the Travel and Expense policies for Real Estate Services employees in market. 
  • Support engagement with regulators to understand current and future regulatory requirements related to all Real Estate Services capabilities. Engage and develop strong relationships with stakeholders across the Market, LoB and Functions to ensure their service needs are met. Manage internal customer experience, analysing root causes of dissatisfaction and/or SLA breaches, and putting in place actions to address these. 
  • Drive Property Management performance of the Assets, working closely with building managers and / or FM teams (both internally and externally).Manage and deliver an annualised P&L for each asset. Including, but not limited to capital investments, life cycle plans, 3rd party leasing interface, technology roll-out based on HSBC’s strategic vision.
  • Continually reassess the operational risks and controls associated with the role and inherent in the business, taking account of changing economic or market conditions, legal and regulatory requirements, operating procedures and practices, management restructurings, and the impact of new technology. Ensure all actions are aligned with HSBC’s ‘3 Lines of Defence’ principles and processes.
  • Manage the market headcount (including outsourced service provision) and lead people agenda, including talent management, establishing organizational structure to support performance delivery. Implement Group performance management & reward strategies to balance growth of a sustainable business with allocation of reward aligned to responsible risk management. Implement a business partnering approach to ensure a close understanding of individual business requirements, providing strategies that align to overall Regional / Group Real Estate Services objectives, solutions and services.

Requirements
  • Experienced Real Estate Services capabilities an advantage, with examples including Workplace Experience, Future of Work Transformation and Protective Services
  • Ability to develop trusted adviser status with key Executive stakeholders through SME expertise, industry experience and track record; ability to understand desired Business outcomes across the matrix and ability to translate in to well communicated and clearly articulated Real Estate Services outcomes
  • Proven track record in leading and driving change – both to own teams and structures and jointly with the Business through supporting and delivering changing workplace strategies
  • Prior experience of working in a global matrixed organisation is desirable
  • Knowledge and understanding of the HSBC Group organization is desirable
  • Strong presentation, interpersonal and communication skills with proven ability to communicate effectively across matrix management
  • Strong financial acumen and commerciality skills
  • General understanding of ESG/Sustainable Operations and an active interest in further building this knowledge
